Boundary Surveys

This type of survey establishes the location of property lines and property corners of a parcel of land as described in the deed. This type of survey requires research of public recorded documents, a search for existing monumentation, accurate field measurements, office computations and setting of survey monuments to establish the correct location of the property.

This service includes the following:

  • Accurately retrace the boundaries and evaluate recovered monumentation for compliance with the deed in accordance with Florida Administrative Code Chapter 5J-17, and all other appropriate Florida law.
  • Placement of permanent survey markers at all property corners (if not already existing and accepted).
  • Preparation of a “Map of Survey” for the clients personal needs, documenting and certifying the results/findings of the survey.
  • A written legal description of the property.

The following services can be added to the survey:

  • Additional permanent survey markers placed at requested intervals along property lines.
  • Temporary wooden flagging stakes placed at requested intervals along property lines.
  • Custom survey monument caps and/or carsonite markers.

Write Legal Descriptions

This service is required when a new parcel of land is being created, and the land owner needs just the legal description so that a deed can be prepared. This type of service includes a map which is titled "Sketch of Description", and does not involve any field survey work. However, if property corner monuments are required to be set a “Boundary Survey” will have to be ordered instead.

Topographic Surveys

This type of survey consists of the location of natural and man made topographical features such as buildings, fences, trees, above and below ground utilities, driveways, etc. in order to produce a highly detailed map of the area. Topographical surveys are typically used for engineering design of buildings, parking lots, roads, subdivisions, utilities, etc.

The following are some of the items that can be added to the survey:

  • Generation of contour lines and/or spot elevations.
  • Mapping of underground utilities.
  • Aerial photo overlay.
  • Fully colored maps for presentations or advisement.

Lot Improvement Plan/Plot Plan/Site Plan

This type of service may be required in order to obtain a building permit for new home construction. Will typically show existing topographical and zoning information along with the proposed home, grading and utility connections for the subject parcel.

This service includes the following:

  • Perform a Topographical Survey.
  • Preparation of improvement plan drawing.
  • Field staking of foundation footprint for excavation.

ACSM/ALTA Land Title Surveys

This type of survey is a boundary survey prepared to meet a set of minimum standards jointly prepared and adopted by the ALTA/ASCM (American Land Title Association and American Congress on Surveying and Mapping). Additionally, an ALTA survey depicts improvements, easements, rights-of-way, and other elements impacting the ownership of the property. An ALTA survey is often prepared for commercial properties, as it will provide the title company with information required for insuring land and improvements to the high degree that a commercial development may require. In addition to the minimum standards set forth, a table of optional elements is included in the ALTA/ASCM standards. A careful review of elements from the optional “Table A” is helpful in delineating a clear scope of services.

FEMA - Elevation Certificates (Flood Surveys)

This type of service is usually required when property is being purchased or refinanced with structures that lie within a designated flood area. Insurance companies or lending institutions may require an Elevation Certificate to verify the need for Flood Insurance and to properly rate the policy.

Subdivision Services

This service includes the official preparation of a Florida Statute Chapter 177 Subdivision Plat, for direct recording and placement in the County Public Records Plat Book. Also, this service includes the field layout of all lots, streets, alleys, retention ponds, drainage easements, utility easements, protected wetlands areas, etc.

Construction Stakeout Services

This service provides for the placement of survey stakes at critical points to aid in the construction of proposed site improvements. Stakes can be placed for proposed grade, building corners, utility locations, etc.

Mortgage or Loan Survey

In Florida this type of survey is legally termed a “Boundary Survey”. Prior to lending money, lending companies need to ensure all improvements lie within the property boundaries, that the improvements do not violate official set back lines, and that legal access exists. Also, title companies will need to know the existence/location of any/all encroachments, and the existence/location of recorded as well as unrecorded easements.

We are highly invested in precision survey quality GPS (current inventory of 14 survey quality GPS receivers), and for the past 20 years have incorporated GPS into 90 % of all field survey work. We also have available 3-D laser scanning, computerized field data collection, and 1 second fully robotic total stations.
